As we continue to grow, expand and improve our upcoming AFS Intensive! Focus Workshop, we've come to some awesome conclusions. Hear me out...
We're expanding the Case Study segment of our Focus Workshop - we will be digging deeper into real life deals that our students and Focus Team have experienced. What does that mean for you? It means you'll gain true insights into ALL aspects (good and bad) of the deal from, "How did you come across this deal?", "How did you analyse?", "But, how did you present this deal to the seller?" to the nitty gritty details of managing an AFS deal, plus "What is your exit plan?" Remember, our Focus Workshops are all questions answered, clarity is key in creative investing.

Hey folks,
As past students of our Focus Series, you know that I love Agreements for Sale (AFS)! AFS are a classic, Seller Financing strategy that is so, so relevant in today's tough real estate market.
Alberta has been particularly hard-hit by the federal government's ever tightening mortgage rules. And, I don't care what the economists say about Alberta's recovery, generally speaking, the real estate market has NOT recovered. In today's much tougher real estate market, Agreements for Sale solve so many financing and marketing problems.
Our Focus Workshops on Agreements for Sale and Rapid Cash Program have been huge hits!
They are in-depth discussions of:
- what exactly is an Agreement for Sale,
- how do you explain it to a potential buyer or seller,
- how you market to find AFS opportunities ,
- how to write up a deal,
- how to administer your AFS
- and how to exit.
Normally, our AFS focus workshop is half a day. Four hours packed with information and discussion in documents. And, many students have been successful writing up AFS deals.
But, here's the thing...
From my desk as a lawyer being asked to help with AFS deals, I can tell that what many students need is to dig deeper into the strategy. More discussion on the upside and downside of an AFS and lots, lots more hands-on writing up deals. Practice makes perfect and with ‘AFS Intensive’, our plan is to expand AFS discussions from all angles and to take actual AFS deals and turn them into exercises.
First, as individuals you will work on how to actually write up the purchase contract and the AFS financing schedule using real deals as examples. Then, each table will take a new deal situation and write it up together with everyone having their say in how the deal should be written. Then, we’ll have an open discussion between groups about why a deal was written the way it was. It's amazing how many different ways there are to look at a deal. And then were going to do that two or three more times.
The goal of ‘ AFS Intensive’ is to broaden and deepen your understanding of AFS and particularly how to actually write up those deals.
But that's just me! I know that Donna has a few brilliant ideas that she's going to implement as well. Sure hope to see you there!
